Rule 1: Avoid Overpaying
Know local sales prices. Ask your agent to check out the market and area value and compare homes sales or do your own research to measure your offer against current price tags.

Rule 2: Negotiate Don't get carried away in a multiple-offer situation. Stick to your market research and negotiate with a clear head. You may win the bid if you offer better terms, and still get a lower price.

Rule 3: Control your emotions
No matter how much you want the house, you'll probably feel worse knowing you overpaid.

Rule 4: Never buy the best house on the block
It's not as likely to appreciate in value as a lesser property.

Rule 5: Don't be afraid to walk away
Unless it's a unique property, you'll probably find another house you like just as much. Don't get pushed into a deal.

Tips for better construction
Look for good floor plans . Good floor plans are easier to live with, and they have greater resale value.

No walk-through rooms
Access to rooms should be through hallways, generous room perimeters or outside doors, not straight through another room.

Standard three-bedroom/two-bathroom count
This is one of the most re-sellable combinations.

Well-designed kitchen space
A kitchen doesn't have to be big, but should have adequate counter space, outlets and space for appliances.

Well-placed stairways
Access to other floors should be from stairs that are either placed near the front entry or are centrally located. A poor location would be in the middle of a living room.

Flexible rooms
A room that can be a guestroom, office or a den is an example of a flexible room that can accommodate guests and clients.
